These Terms & Conditions (“Terms”) govern your access to and use of the We Check Rentals website, platform, and services (collectively, the “Service”), operated by We Check Rentals LLC (“We,” “Us,” or “Company”).
By accessing or using the Service, you agree to be bound by these Terms.
1. WHAT WE CHECK RENTALS DOES (AND DOES NOT DO)
1.1 Our Service
We Check Rentals provides independent, physical property verification services.
We arrange for a third-party verifier to visit a rental property in person and document observable conditions at the time of inspection.
Deliverables may include:
Photos and video walkthroughs
Objective measurements (e.g., Wi-Fi speed, ambient noise)
Written observations
A standardized Pass / Caution / Fail verdict
1.2 What We Are NOT
We Check Rentals:
Is not a real estate broker, agent, or property manager
Does not guarantee habitability, safety, legality, or future condition
Does not verify ownership, legal title, zoning, or lease validity
Does not replace professional inspections or legal advice
Our reports are informational only and intended to support your independent decision-making.

2. INDEPENDENCE & NO CONFLICTS OF INTEREST
We work exclusively for the customer who orders the verification.
We are not affiliated with Airbnb, VRBO, hosts, landlords, or booking platforms.
Verifiers are prohibited from accepting compensation, favors, or influence from property owners.
(This mirrors the Verifier Code of Conduct: independence and neutrality.)
3. SERVICE LIMITATIONS & ASSUMPTIONS
3.1 Snapshot in Time
All findings reflect conditions only at the time of inspection.
Properties may change after the visit due to cleaning, maintenance, weather, noise, neighbors, or third-party activity.
3.2 Access Limitations
If full access is unavailable (locked rooms, denied entry, time restrictions), this will be noted.
We are not responsible for conditions in inaccessible areas.
3.3 Subjective Factors
Some factors (e.g., “quiet,” “comfortable,” “safe”) are inherently subjective.
We provide observations and measurements, not personal guarantees.
4. CUSTOMER RESPONSIBILITIES
You agree to:
Provide accurate listing links, addresses, and access details
Understand the scope of the service purchased
Make your own final booking, payment, or relocation decisions
Failure to provide accurate information may limit or void the Service.
5. FEES, PAYMENTS & REFUNDS
5.1 Payment
All fees are due in advance and are non-refundable once the verification visit has occurred.
5.2 Refunds
Refunds may be issued only if:
We are unable to perform the visit due to verifier availability or access failure not caused by the customer
No refunds are provided for:
Unfavorable findings
Customer change of mind
Host dissatisfaction
6. VERDICT CLARIFICATION (IMPORTANT)
The Pass / Caution / Fail verdict is:
A standardized internal classification
Based on documented observations
Not a recommendation to book or not book
You remain solely responsible for your decisions.
7. LIMITATION OF LIABILITY (CRITICAL)
To the maximum extent permitted by law:
We Check Rentals’ total liability for any claim related to the Service shall not exceed the amount paid for the specific verification.
We are not liable for:
Financial losses
Lost deposits or bookings
Relocation costs
Emotional distress
Consequential or indirect damages
You acknowledge that the Service is a risk-reduction tool, not a risk elimination tool.
8. INDEMNIFICATION
You agree to indemnify and hold harmless We Check Rentals, its officers, contractors, and verifiers from any claims arising out of:
Your use of the Service
Your booking or leasing decisions
Disputes with hosts, landlords, or platforms
Misuse or misinterpretation of reports
9. INTELLECTUAL PROPERTY
9.1 Our IP
All content, reports, methodologies, checklists, templates, branding, and software are the exclusive property of We Check Rentals.
You may:
Use your report for personal decision-making
You may not:
Resell reports
Publish reports publicly without permission
Use our content for commercial purposes
9.2 Trademarks
“We Check Rentals” and associated marks are protected trademarks. Unauthorized use is prohibited.
10. USER-SUBMITTED CONTENT
If you submit reviews, scam reports, or feedback:
You grant us a non-exclusive, royalty-free license to use it
You confirm it is truthful to the best of your knowledge
We may edit or remove content at our discretion
11. DATA PRIVACY & COMPLIANCE
We comply with applicable data protection laws, including:
GDPR (EU)
CCPA/CPRA (California)
PDPA (Malaysia, where applicable)
Personal data is used only to deliver the Service and improve operations.

12. TERMINATION
We reserve the right to refuse or terminate service if:
Abuse, harassment, or fraud is detected
Requests fall outside ethical or legal boundaries

13. GOVERNING LAW & DISPUTES
